How often does a landlord need a gas safety certificate?
A landlord gas safety check is required every 12 months for rented properties containing relevant gas appliances or flues. The landlord must arrange the check through a Gas Safe registered engineer.
What does a CP12 gas safety check cover?
The engineer checks relevant gas appliances, their safety operation, flues and ventilation, and records the results on the Landlord Gas Safety Record.
How quickly will I receive the certificate?
The digital certificate is normally provided after the inspection is completed, subject to the findings and any immediate safety action that may be required.

Is a CP12 gas safety check the same as a boiler service?
No. A CP12 records the findings of the landlord’s gas safety check. A boiler service is maintenance of the boiler. They have different purposes, and a service does not replace a required landlord gas safety check.
